A VA loan assumption can create an opportunity for both sides, but buyers and sellers need different protections. Here is where the analysis starts.

The buyer may need cash or approved junior financing for the portion of the price not covered by the assumed loan. Any junior payment must be disclosed and included in qualification.

No. It is an educational readiness screen. The current loan servicer or VA makes the credit decision after receiving and underwriting a complete assumption application.
No. A qualified Veteran or non-Veteran may assume a VA-guaranteed loan. A Veteran buyer may be able to substitute their entitlement if VA eligibility and occupancy requirements are met.
No. If an eligible Veteran substitutes sufficient entitlement, restoration may be possible. Otherwise, the seller's entitlement can remain tied to the loan until it is paid in full.
No—not by transferring title alone. The assumption must be properly approved and meet federal requirements. The seller should obtain written confirmation of release from the servicer or VA.
VA does not require a home inspection for an assumption, but an independent inspection is strongly recommended. Property-condition and contract decisions should be handled before the applicable deadlines.
For servicers with automatic authority, the federal decision period is generally 45 calendar days after receiving a complete application. That is a decision timeline—not a guaranteed closing date.
No. Exemptions are tied to the qualifying owner. The buyer must independently meet the applicable ownership, residence-homestead, and qualification requirements.
