The VA funding fee is a one-time payment that eligible borrowers pay to help sustain the VA home loan program. The fee varies based on whether this is your first use or subsequent use of the VA loan benefit, and your down payment amount.
Some Veterans are exempt from the funding fee, including those receiving VA disability compensation and certain surviving spouses. Your lender and Certificate of Eligibility determine your official funding-fee status. This estimator does not make that determination.
The funding fee may be financed into the loan or paid at closing. For a VA purchase loan, only the VA funding fee may generally be financed into the loan amount. Other closing costs are separate.

Texas does not have a single statewide property-tax rate. Property taxes depend on the county, city, school district, municipal utility district (MUD), public improvement district (PID), appraisal, and any exemptions that apply to the property.
Texas offers a total property-tax exemption for qualifying 100% disabled Veterans on their residence homestead. This exemption is not automatic — it must be applied for and approved by the applicable appraisal district. Lender escrow treatment may differ from the exemption amount.
This estimator does not automatically calculate partial disabled-veteran exemptions. If you have a partial exemption, enter the exact annual property-tax amount after exemptions.
