    Reading the mix

Prices were slightly lower than a year earlier while homes that did sell went under contract a little faster. Fewer homes sold. More listings reduced their price. Together, that describes a market where well-priced homes move and overpriced homes sit. It rewards sellers who price from evidence and gives buyers leverage on listings that have lingered.

Why ZIP 77345 and not 77339?

ZIP 77339 includes part of Kingwood along with areas outside it, so its figures blend different markets. ZIP 77345 lies within Kingwood, making it the closer match. Even so, villages differ in age, lot size and proximity to the lake, so a ZIP median is only the first step.

    From numbers to a price

    1. Pull closed sales in your village from the last three to six months.
    2. Adjust for size, updates, lot, trees, and flood zone or flood history.
    3. Look at the active and pending homes a buyer will compare with yours.
    4. Choose a list price that competes inside that group from day one.

    Costs that shape the net

City of Houston, county and other taxes appear on your HCAD account, along with association dues. Put those, your payoff and closing costs into the seller net sheet.

How to read one month of Kingwood data

A single month's figures for ZIP 77345 can swing with only a few unusual sales. A larger home on the water or a group of smaller townhomes can move the median more than any real change in values. That is why the snapshot uses Redfin's three-month figures and why your pricing should rely on closed sales in your own section of Kingwood, matched on size, age, lot and updates.

Using the data when you list

Pair the market numbers with your home's own facts. If comparable homes nearby sold quickly, price close to them and launch strong. If they sat, look at what they had in common, such as dated kitchens or busy streets, and adjust your plan before you list rather than after.

Questions sellers ask about the data

Why does the median move when nothing on my street changed?

A median reflects which homes sold, not how each home's value changed. A month with more larger homes closing pushes it up, and the reverse pulls it down. Price per square foot and closed sales near you are better guides.

Does a low sale-to-list ratio mean buyers are lowballing?

It usually means many homes started above what the market would pay and came down. Homes priced from the start on recent comparables tend to close closer to list.

Where can I check my tax value?

On the HCAD site. Your appraised value is for taxes and is not a list price, but buyers will look at it.
