    Who Is Eligible for a VA Loan?

    Understand the exact service requirements, including the 90-day rule, 181-day rule, and Reserve/Guard eligibility for a VA home loan.

    VA Loan Eligibility Requirements Explained

    Determining your eligibility for a VA home loan depends on your branch of service, length of service, and discharge status. As long as you were discharged under conditions other than dishonorable, you may qualify based on several different service timeframes.

    Active Duty Service (90-Day & 181-Day Rules)

    For Active Duty personnel, eligibility generally falls into two main periods depending on when you served:

    • 90-Day Rule: During periods of wartime, you must have served at least 90 consecutive days of active duty.
    • 181-Day Rule: During peacetime, the requirement is typically 181 continuous days of active duty.
    • Two-Year Rule: If you enlisted after September 7, 1980, or entered service as an officer after October 16, 1981, you generally must have served 24 continuous months or the full period for which you were called to active duty.

    National Guard & Reservists

    Members of the National Guard and Reserves are also highly eligible for VA home loan benefits. The requirements include:

    • At least 90 days of active service, or
    • Six (6) years of active participation/creditable service in the Selected Reserve or National Guard.

    Surviving Spouses

    Surviving spouses of Veterans may also be eligible for VA home loan benefits. This typically applies if the Veteran died in the line of duty or as a result of a service-connected disability, or if the Veteran was missing in action or a prisoner of war.

    Other Qualifying Services

    Certain other groups, such as some members of the Public Health Service, cadets at military academies, and merchant seamen from World War II, may also qualify under specific conditions.
