    Why Getting Pre-Approved Is the First Move You Should Make

    In today's market, pre-approval is not a formality — it is your competitive advantage. Whether you are a first-time buyer, a veteran, or a move-up buyer, everything starts here.

    The Market Does Not Wait. Neither Should You.

    In today's real estate market, showing up to a home search without a pre-approval letter is like showing up to an important meeting without having done the homework. You might have the best intentions and the most motivation in the room, but you are not prepared to execute.

    Pre-approval is not a formality. It is your competitive advantage. Whether you are a first-time buyer, a move-up buyer, a veteran using your VA benefit, or anyone in between — pre-approval is the foundation that everything else is built on.

    Pre-Qualification vs. Pre-Approval: Know the Difference

    These two terms are used interchangeably far too often. They are not the same thing, and the difference matters significantly when you are competing for a home.

    Pre-Qualification is an informal estimate based on self-reported financial information. No documents are verified. No credit is pulled. It gives you a rough number and nothing more. Most listing agents and sellers treat it as background noise.

    Pre-Approval is a formal review. The lender pulls your credit, verifies your income, reviews your employment history, and evaluates your debt-to-income ratio. At the end of that process, they issue a letter confirming the loan amount you qualify for. That letter carries real weight. It tells a seller that a legitimate lender has reviewed your finances and is prepared to lend.

    When you make an offer on a home, the difference between a pre-qualification and a pre-approval letter can be the difference between getting the house and losing it.

    Five Reasons Pre-Approval Should Be Your First Step

    1. You Know Exactly What You Can Afford

    Browsing homes without a pre-approval is an exercise in wishful thinking. Pre-approval gives you a precise budget, which means every home you tour is a home you can actually buy. That protects your time, your energy, and your expectations.

    2. Sellers Take Your Offer Seriously

    A seller reviewing multiple offers is going to look at financing first. A buyer with a verified pre-approval letter from a reputable lender signals that the deal is likely to close. A buyer without one introduces doubt. In a competitive market, doubt loses.

    3. You Move Faster When It Matters

    In a fast-moving market, the right home can be under contract within 24 to 48 hours of listing. If you are still gathering documents and waiting on lender responses at that moment, you are already too late. Pre-approval means you are ready to write a credible offer the same day you find the right property.

    4. You Catch Credit Issues Before They Derail the Deal

    The pre-approval process often surfaces issues that a buyer did not know existed: a reporting error on a credit bureau file, a collections account, or a debt-to-income ratio that is slightly above the lender's threshold. Identifying these issues during pre-approval — weeks or months before you need to close — gives you time to address them without losing a home in the process.

    5. You Negotiate From a Position of Strength

    When a seller knows your financing is solid, you have leverage. You can negotiate on price, closing costs, repairs, and timeline with confidence. A buyer who is unclear on their financing position negotiates from weakness, even when they do not realize it.

    Understanding Your Loan Options

    Not every buyer is the same, and not every loan program is built the same. Here is a plain-language overview of the most common programs available to homebuyers in Texas.

    Conventional Loans

    Conventional loans are not backed by a government agency. They generally require a minimum credit score of 620 and a down payment ranging from 3% to 20% or more. Buyers who put down less than 20% are typically required to carry private mortgage insurance (PMI) until they reach sufficient equity.

    FHA Loans

    FHA loans are insured by the Federal Housing Administration and are often a strong option for buyers who are earlier in their credit-building journey. They allow down payments as low as 3.5% with a credit score of 580 or higher. FHA loans do carry mortgage insurance premiums (MIP) for the life of the loan in most cases.

    USDA Loans

    The U.S. Department of Agriculture offers a zero-down-payment loan program for buyers purchasing in eligible rural and suburban areas. Income limits apply, and not all properties qualify, but for buyers who meet the criteria, it is one of the most cost-effective entry points into homeownership available.

    VA Loans

    The VA home loan benefit is available to eligible veterans, active duty service members, National Guard and Reserve members, and surviving spouses. It offers zero down payment, no private mortgage insurance, competitive interest rates, and some of the strongest consumer protections of any loan type. It is one of the most powerful financial tools ever made available to those who have served this country.

    Texas-Specific Programs

    The Texas State Affordable Housing Corporation (TSAHC) offers the Homes for Texas Heroes program, which provides down payment assistance and reduced mortgage rates for eligible buyers including veterans, teachers, firefighters, law enforcement, and healthcare workers.

    A Note for Veterans Using a VA Loan Benefit

    The VA home loan benefit deserves its own conversation because the pre-approval process has additional layers that conventional pre-approval does not. Lenders will verify your Certificate of Eligibility (COE), evaluate your residual income against VA guidelines, and confirm your entitlement status. Properties must also meet VA Minimum Property Requirements (MPRs) before a loan will be approved.

    Getting pre-approved with a VA-specialized lender before you begin your search protects you from falling in love with a property that will not pass VA appraisal. The VA loan program has the lowest foreclosure rate of any loan type in the country. If you have earned this benefit, use it — and use it with a lender who knows it well.

    What You Will Typically Need to Start the Pre-Approval Process

    For All Buyers:

    • Government-issued photo ID
    • Social Security number (for credit pull)
    • Two years of W-2s or federal tax returns
    • Recent pay stubs (typically the last 30 days)
    • Two to three months of bank statements
    • Documentation of any additional income sources
    • Information on current debts and monthly obligations

    Additional Items for VA Borrowers:

    • DD-214 (Certificate of Release or Discharge from Active Duty) or current orders
    • Certificate of Eligibility (COE) — your lender can often pull this directly through the VA portal

    How Long Does Pre-Approval Last?

    Most pre-approval letters are valid for 60 to 90 days. If your home search extends beyond that window, you will need to refresh your pre-approval, which typically requires an updated credit pull and verification of any changed financial circumstances.
