    Unlocking Your Earned VA Benefits

    Zero Down Payment

Subject to lender approval and VA loan limits, you may qualify for 100% financing with zero down payment.

    No Mortgage Insurance

Unlike conventional loans, VA loans do not require monthly PMI, saving you hundreds each month.

    Flexible Credit Standards

VA loans often have more lenient credit requirements compared to conventional loans.

    No Prepayment Penalties

You can pay off your loan early without facing any prepayment fees or penalties.

    Finance the Funding Fee

You have the ability to finance the VA Funding Fee directly into the loan amount.

    Primary Residence

The home must be for your own personal occupancy, ensuring the benefit serves your family.

    Truth From The Trenches

    Common VA Loan Misconceptions

Don't let myths keep you from using your earned benefits. Here is the truth about VA eligibility directly from the source.

I didn't know about my eligibility!

Many veterans are unaware they qualify. If you served on active duty, in the Reserves, or National Guard, you may be eligible.

    I thought my benefit expired!

Your VA home loan benefit never expires. Whether you served 5 years ago or 50 years ago, your benefit is ready when you are.

    I lost my certificate!

A lost Certificate of Eligibility (COE) is not a problem. We can easily help you pull your COE electronically through the VA portal.

    It's harder to qualify.

False. VA loans often have more lenient credit requirements and lower debt-to-income ratios than conventional loans.

    It's only for Active Military.

Not true. Veterans, eligible surviving spouses, and members of the National Guard and Reserves can all qualify.

The VA loans me money directly.

The VA is not a lender! They only guarantee the loan, which is made by private lenders. This guaranty protects the lender against loss.

Who Is Eligible for a VA Loan?

Determining your eligibility for a VA home loan depends on your branch of service, length of service, and discharge status. As long as you were discharged under conditions other than dishonorable, you may qualify based on several different service timeframes.

    Active Duty

    • 90-Day Rule: During wartime, at least 90 consecutive days.
    • 181-Day Rule: During peacetime, 181 continuous days.
    • Two-Year Rule: Enlisted after Sept 1980 generally must serve 24 continuous months.

    National Guard & Reserves

    • At least 90 days of active service.
    • Six (6) years of active participation in the Selected Reserve or National Guard.

    Surviving Spouses

    • Eligible if the Veteran died in the line of duty.
    • Eligible if the Veteran died as a result of a service-connected disability.

    Restoring Your VA Loan Entitlement

Your VA loan is not a one-time benefit. You can restore and reuse your entitlement multiple times throughout your life. Here is how you can regain your zero-down purchasing power.

    Basic Restoration

    • Payoff prior VA Loan: Paying off your existing VA loan in full restores your entitlement.
    • Sell home prior to purchase: Selling your current VA-financed home pays off the loan and restores your entitlement for the next purchase.
    • Have another Veteran assume your loan: If another eligible Veteran assumes your loan, they can substitute their entitlement for yours.
    • Refinance to a non-VA loan: You can refinance your VA loan into a conventional or FHA loan. On a one-time basis, the VA allows you to restore your entitlement even if you keep the property.

    Compromise Claim Restoration

    • Compromised VA loan: If you experienced a short sale or foreclosure, it does not mean you can never use a VA loan again.
    • If the VA paid a claim on your behalf, that portion of your entitlement remains tied up until you repay the VA in full.
    • However, if you have remaining bonus entitlement, you may still be able to purchase another home with zero down, depending on the loan limits and your remaining balance.

    Mission Execution

The VA Loan Timeline: COE to Closing

A clear, step-by-step visual guide to how we execute your VA home purchase with military precision.

    Step 1

    COE & Pre-Approval

We pull your Certificate of Eligibility (COE) and get you fully pre-approved with a VA-specialized lender.

    Step 2

    Property Search

We hunt for homes that match your criteria and are highly likely to pass VA Minimum Property Requirements.

    Step 3

    MPR Audit & Offer

Before offering, we conduct a preliminary MPR audit to protect your earnest money, then negotiate aggressively.

    Step 4

    VA Appraisal

The VA appraiser determines the home's value and verifies it meets all safety and structural requirements.

    Step 5

    Underwriting & CTC

The lender finalizes the loan details, clears conditions, and issues the 'Clear to Close' (CTC).

    Step 6

    Closing Day

You sign the final paperwork, the loan funds, and we hand you the keys to your new home.

    The MPR Audit Difference

VA Minimum Property Requirements (MPRs) ensure the home is safe, structurally sound, and sanitary. Failing an MPR inspection can derail your purchase.

We conduct a rigorous MPR audit before you ever submit an offer. We identify potential red flags—from peeling paint to roof issues—protecting your earnest money and your timeline.

"Our appraiser-level analysis advantage means you never walk into a contract blind. We anticipate VA appraiser requirements before they become roadblocks."
