    VA Loan Eligible Property Types: What Can You Buy?

    From single-family homes to 4-unit multi-family properties and condos, discover the wide range of real estate you can purchase with your VA benefits.

    More Than Just Single-Family Homes

    A common misconception is that the VA home loan guaranty can only be used for a traditional, single-family suburban house. In reality, the VA allows veterans to purchase a diverse range of property types, providing excellent opportunities for both homeownership and wealth building.

    Approved Property Types

    • Single-Family Homes: The most common use of the VA loan. Standard detached homes, townhomes, and rowhouses.
    • Multi-Family Homes (Up to 4 Units): You can buy a duplex, triplex, or fourplex with a VA loan, provided you intend to occupy one of the units as your primary residence. This is a powerful strategy for generating rental income to offset your mortgage (house hacking).
    • Condominiums: You can purchase a condo, but the entire condominium development must be reviewed and approved by the VA. If it's not currently approved, we can often submit it to the VA for approval.
    • Manufactured & Mobile Homes: Eligible, provided they are permanently affixed to a foundation, classified and taxed as real estate, and meet specific VA structural requirements.
    • New Construction & Renovation: The VA offers construction loans to build a home from scratch and renovation loans to purchase a "fixer-upper" and roll the repair costs into the mortgage.

    What About Buying Land?

    Standard VA loans generally cannot be used to purchase vacant land unless it's done simultaneously with the construction of a home. However, for Texas veterans, the Texas Veterans Land Board (TVLB) offers a specific, low-interest land loan program designed exactly for this purpose.
