    Why a ZIP code

Hockley is unincorporated and has no city boundary for market reports, so ZIP 77447 is the practical measure. It covers a wide area with acreage, older homes and large new communities, which means the median moves with the mix of homes that sold.

    Reading the numbers

Redfin shows the median price per square foot up only 0.6%, so much of the 6.1% median gain may reflect larger or newer homes selling. Days on market rose sharply, and more than half of homes took a price cut. Sale-to-list improved, which suggests homes that adjusted to the market closed close to their final asking price.

    Pricing a Hockley home

    1. Match closed sales by property type: acreage, older rural home, or subdivision.
    2. Check builder inventory and incentives along US 290.
    3. Include taxes, MUD and HOA, using your HCAD or Waller County Appraisal District record.
    4. Plan your first 30 days, with a review point if showings are light.

    Know your net

Run your proceeds in the seller net sheet, check equity with the home equity assessment, and weigh updates with the move vs. improve calculator.

Using the data when you list

Pair the 77447 numbers with your home's own facts: subdivision or acreage, size, age, updates and lot. Price from the closest comparable sales, and keep an eye on builder incentives nearby, since they compete directly with your listing.

Remember that ZIP 77447 covers a wide area that includes both rural tracts and master-planned communities. Comparable sales from your own setting are a far better guide than the ZIP-wide median.

    What this means for buyers

Buyers in ZIP 77447 have more leverage than a year ago. Only one in ten homes sold above list, and more than half took a price cut. On homes that have been listed a while, buyers can ask about price, repairs, closing costs or a rate buydown. Builders nearby are also competing for the same buyers, which adds options.

Questions sellers ask about the data

Why are prices up if homes are taking longer to sell?

The median reflects the mix of homes that sold, which in 77447 includes many newer and larger homes. Price per square foot was nearly flat, so most individual homes did not gain 6.1%.

How often do these figures change?

Redfin updates monthly. The three-month view smooths out swings, and the hub snapshot shows the latest figure we have sourced.

Does my tax value set my price?

No. The appraisal district value is for taxes and can differ from market value. Check it so you understand what buyers will see.

Is a price cut a failure?

No, but a planned review point beats a reactive one. Set it before you list.
