Selling a Home in Hockley TX: Longer Market Times and Acreage Prep

Hockley seller guide with Redfin data for ZIP 77447, three months ending September 2026: why homes took 88 days, how to price against builders and how to prepare acreage.

Hockley sellers face two realities at once: rising prices and longer market times. Homes in ZIP 77447 sold for more than a year ago, but they took much longer to go under contract, and more than half had a price cut. A plan for the first month matters. Start on the Hockley TX real estate hub.

    What the numbers show

Redfin reports a median sale price of $309,909 for ZIP 77447 over the three months ending September 2026, up 6.1% from a year earlier. Homes sold after a median of 88 days, up from 61; 368 homes sold in September 2026, down from 444; and the sale-to-list ratio was 97.9%. Redfin shows 57.3% of homes with a price drop. Hockley is unincorporated, so ZIP 77447 is the most practical data area. It mixes acreage, older rural homes and new subdivisions, so price from comparables that match your property type.

    Why homes are taking longer

New communities along US 290 give buyers a large supply of new homes, often with incentives. Resale homes that are priced as if they have no competition sit. The homes that sell faster usually launch at a price backed by recent sales and show well from day one.

    If you have land

    • Survey with boundaries and easements, including any pipeline or utility easements.
    • Septic and well records: permits, pump-outs, maintenance contract and recent water test.
    • Special valuation: if the land has an agricultural or open-space valuation, ask your appraisal district and title company how a sale or change in use could affect taxes.
    • Barns, fencing and gates in working order, with a simple map of improvements.

    Which appraisal district

Hockley-area property may be in Harris County or Waller County. Pull your record from the Harris Central Appraisal District (HCAD) or the Waller County Appraisal District, and have MUD and HOA details ready if they apply.

    Flood and disclosure

Texas sellers disclose known flood history and insurance claims. Gather any elevation certificate. Buyers will check the FEMA Flood Map Service Center.

    Estimate your net

Use the seller net sheet, the home equity assessment and the move vs. improve calculator.

    Know your numbers first

Before you list, estimate your net proceeds after payoff, commissions, title costs and any concessions, so you can weigh each offer against a real number.

Your first 30 days on the market

With an 88-day median in ZIP 77447, the first month sets the tone. Launch with professional photos, a price backed by recent sales and flexible showings. Track showings and online views weekly. If you have had good traffic and no offers, the feedback usually points to condition or price. If traffic is light, price is the likely issue. A planned review at two to three weeks avoids a long slide that ends in a bigger cut.

    Common Hockley seller questions

Do I need a new survey?

If nothing has changed, Texas contracts allow an existing survey with a T-47 affidavit when the title company and lender accept it. New fencing, barns or shops often mean a new survey.

Should I offer concessions up front?

Some sellers advertise help with closing costs or a rate buydown to compete with builder incentives. Compare that cost with a price adjustment before deciding.
