Moving to Hockley TX: US 290, the Grand Parkway and FM 2920

Relocating to Hockley TX in northwest Harris and Waller counties: how US 290, the Grand Parkway and FM 2920 connect, what rural utilities mean and how to time the move.

Hockley is an unincorporated area in northwest Harris County that extends into Waller County, along US 290 northwest of Cypress. It offers a mix of open land, older rural homes and new master-planned communities. Use the Hockley TX real estate hub for listings and tools.

    How Hockley connects

    • US 290: the main route southeast toward Cypress and Houston, and northwest toward Waller and Hempstead.
    • Grand Parkway (SH 99): crosses US 290 to the southeast, linking north toward Tomball and south toward Katy and I-10.
    • FM 2920: runs east toward Tomball.
    • George Bush Intercontinental Airport: typically via the Grand Parkway east or Beltway 8.

Check TxDOT's DriveTexas for current work on US 290 and nearby roads.

    Get to know the area

Drive the farm roads, tour a newer community and look at an acreage property. Jubilee, a Johnson Development master-planned community, is one example of the new development in the Hockley area. Compare commutes at the hour you would leave for work.

    Rural living, practically

Outside the newer subdivisions, you may have a well and septic system, a long driveway and fencing to maintain. Confirm internet service at the specific address, and ask for maintenance records before you buy.

    Two counties

Look up properties on the Harris Central Appraisal District (HCAD) or the Waller County Appraisal District site to see taxing units and values.

What homes have been selling for

Redfin reports a median sale price of $309,909 for ZIP 77447 over the three months ending September 2026, up 6.1% from a year earlier, with 88 median days on market (Redfin, accessed October 31, 2026).

    Plan the move

Coordinate your start date, the sale or lease of your current home and your closing. If you own now, the seller net sheet and home equity assessment show your starting point. Using a VA loan? See VA loans in Houston.

    A first week in Hockley

Confirm electric, water and internet providers for your exact address, and if the home has a well or septic system, locate both and schedule service. Update vehicle registration and your driver license address within the time Texas allows.

Keep your closing documents, survey and inspection report together. You will want them for insurance, repairs and an eventual sale.

    Choosing a setting around Hockley

The Hockley area offers three distinct settings. Master-planned communities along the US 290 corridor have amenities, newer homes and utility district taxes. Older rural homes and small acreage offer land and fewer rules, with a well and septic system to maintain. Larger tracts suit buyers with animals, equipment or plans for a shop. Spend time in each before you choose, and test the commute from each one at the hour you would leave for work.

    Common relocation questions

Can I buy before I arrive?

Many relocating buyers do, with video tours, a remote inspection walkthrough and a remote or mail-away closing where the title company offers one. On land, try to walk the property at least once.

    Should I rent first?

If you are unsure between a subdivision and acreage, a short lease helps you decide.

When do I file a homestead exemption?

Once you own and live in the home as your principal residence, apply with HCAD or the Waller County Appraisal District, depending on the county.

    What about internet?

Confirm providers at the exact address. Service varies a great deal outside the newer subdivisions.
