Humble Real Estate Market: September 2026 Numbers and How to Read Them

Humble TX housing data for the three months ending September 2026 from Redfin: median sale price, days on market, homes sold and sale-to-list, with what each means for sellers.

Market reports are useful when you know what they measure. This page puts the latest public numbers for Humble in one place, explains each one, and shows how to turn them into a decision about your own home. The Humble TX real estate hub has the live market snapshot.

    What each number tells you

Median sale price is the middle closed price. It moves when the mix of homes that sold changes, so a rise does not mean every home gained value. Days on market measures how long listings took to go under contract; at 39 days, buyers had time to compare. Sale-to-list under 100% means homes on average closed a bit below their final asking price, which points to negotiation room rather than bidding wars. Homes sold in a single month for a small city is a thin sample, so read it as a signal, not a trend.

    The geography caveat

The City of Humble is small compared with the area people call Humble. Atascocita, Fall Creek, Eagle Springs, Balmoral and other subdivisions with Humble addresses are outside the city limits and are not all in this figure. If your home is in one of those areas, ask for a neighborhood-level comparable sales report rather than relying on a city median.

Turning data into a list price

    1. Pull closed sales from the last three to six months in your subdivision or the nearest similar one.
    2. Adjust for size, age, updates, lot and flood zone status.
    3. Look at active and pending competition: what a buyer will see on the same day as your home.
    4. Set a price that positions you well inside that group, not at the top of it.

    Costs that change your net

Property tax rates in this area vary with city, county, utility district and other taxing units. The HCAD record lists all of them for your account. Combine that with your payoff and expected closing costs in the seller net sheet.

Questions sellers ask about these numbers

Should I price above the median because my home is updated?

The median is a midpoint across every type of home sold, not a benchmark for yours. An updated home may be worth well above it, or not, depending on size, lot and location. Recent closed sales of similar homes nearby are the right reference.

How often do these figures change?

Redfin updates its market pages monthly. A single month can swing because of a few large or small sales, which is why a three-month view is more useful than one month alone. Check the hub snapshot for the latest figure we have sourced.

Does my tax value tell me what my home will sell for?

No. The HCAD value is set for taxes and often lags or differs from market value. Use it to understand your tax bill, not your list price.
