Selling a Home in Humble TX: Pricing, Flood Review and Net Proceeds

A Humble seller guide: what the City of Humble numbers from Redfin show for the three months ending September 2026, how flood and MUD questions affect buyers, and how to estimate your net.

Humble sellers face a market where the address on the envelope and the jurisdiction on the tax bill do not always match. A home with a Humble mailing address can sit inside the City of Humble, inside the City of Houston, or in unincorporated Harris County near Atascocita. Buyers and their lenders notice those differences, so a strong sale starts with getting the facts about your own property straight before the sign goes up. For the bigger picture, start on the Humble TX real estate hub.

    What the recent numbers say

Redfin reports a median sale price of $243,134 for the City of Humble over the three months ending September 2026, up 4.6% from the same period a year earlier. Homes sold after a median of 39 days on market, 28 homes sold in September 2026, and the sale-to-list ratio was 97.5%. Source: Redfin, Humble, TX Housing Market page, accessed October 31, 2026.

Two cautions. First, that figure covers the city limits only, a small slice of what most people call Humble, so a home in a newer subdivision off FM 1960 or Will Clayton Parkway may compare very differently. Second, a median is not a value for your house. Your price should come from recent sales of homes like yours, close by, and from the listings you will compete against this month.

Get your paperwork ready before buyers ask

    • Appraisal district record. Pull your account on the Harris Central Appraisal District (HCAD) site and confirm square footage, lot size and exemptions. Buyers use the HCAD record to check your listing.
    • Utility district or city service. Know whether water and sewer come from the City of Humble, the City of Houston or a municipal utility district (MUD). Texas sellers in a MUD give buyers a statutory notice; your title company can confirm the district.
    • Flood information. Texas requires a seller's disclosure that covers flood history and insurance claims. Gather any elevation certificate, flood insurance declarations page, and repair records. Buyers often check the FEMA Flood Map Service Center before they tour.
    • HOA documents if you have an association: dues, transfer fees and resale certificate timing.

Price for the buyer who will actually show up

With a 97.5% sale-to-list ratio in the city data, buyers in this period were not routinely paying over list. That makes the first two weeks on market important. A home that launches at a realistic number tends to collect its best showings early; a home that chases a high number often ends up reducing later. Your comparable sales should match on age, size, lot and, in Humble, on whether the home is in a flood zone and which utility serves it.

    Preparation that pays for itself

Focus on items an inspector will flag: roof age, HVAC service records, water heater, drainage around the foundation, and any old water stains. Fresh paint in neutral colors and a clean, trimmed yard help photos. Skip big remodels unless your numbers show a return; the move vs. improve calculator helps you test that.

Know your net before you list

Sale price minus loan payoff is not your net. Closing costs, title policy, prorated property taxes, any MUD or HOA charges, repair credits and commissions all come out at closing. Run your own numbers in the seller net sheet and check your equity with the home equity assessment.

Plan the move after the sale

If you are buying again, line up the two transactions early. The guide to selling and buying at the same time in Humble covers leasebacks, contingencies and bridge options.
