Moving to Spring TX: I-45, the Hardy Toll Road and the Grand Parkway

Relocating to Spring TX: how I-45, the Hardy Toll Road, the Grand Parkway and FM 2920 connect to Houston, IAH and The Woodlands, plus Old Town Spring and move planning.

Spring sits between Houston and The Woodlands, with I-45 running through it and quick access to George Bush Intercontinental Airport. That location is the main draw for many people relocating here. Use the Spring TX real estate hub for listings and tools.

    How Spring connects

    • I-45: south to downtown Houston, north to The Woodlands and Conroe.
    • Hardy Toll Road: a parallel north-south route toward downtown and toward IAH.
    • Grand Parkway (SH 99): crosses the north side of the area, linking east toward Kingwood and west toward Tomball and US 290.
    • FM 2920: runs west from I-45 toward Tomball.
    • George Bush Intercontinental Airport: often a short drive via the Hardy Toll Road or local roads, depending on where you live.

Check TxDOT's DriveTexas for current construction before you test a commute.

    Get to know the area

Walk through Old Town Spring, a historic district with shops and restaurants. Drive an older neighborhood and a newer master-planned community the same day. Harmony and Woodson's Reserve, both by Johnson Development, are examples of the newer communities on the Montgomery County side.

    Two counties

Spring addresses fall in both Harris County and Montgomery County. Look up properties on the HCAD or MCAD site to see taxing units and values.

What homes have been selling for

Redfin reports a Spring median sale price of $239,886 for the three months ending September 2026, with 60 median days on market (Redfin, accessed October 31, 2026). Prices in newer communities often run higher, so compare by neighborhood.

    Plan the move

Coordinate your start date, the sale or lease of your current home and your closing. If you own now, the seller net sheet and home equity assessment show your starting point. Using a VA loan? See VA loans in Houston.

    A first week in Spring

Because Spring is unincorporated, services can come from different providers and utility districts depending on the address. Confirm electric, water, trash and internet for your exact home, and update vehicle registration and your driver license address within the time Texas allows.

Keep your closing documents, survey and inspection report together in one folder. You will need them for insurance, future repairs and an eventual resale of the home.

    Choosing a part of Spring

Spring is large, and where you land changes daily life more than the mailing address does. Homes near I-45 and the Hardy Toll Road suit commuters heading downtown or to the airport. Areas off FM 2920 and Kuykendahl Road lean toward Tomball and The Woodlands. Newer communities near the Grand Parkway offer newer homes and amenities, usually with higher tax rates from utility district debt. Spend a day driving each part at commute hours before you narrow your search.

    Common relocation questions

Can I buy before I arrive?

Many relocating buyers do, with video tours, a remote inspection walkthrough and a remote or mail-away closing where the title company offers one.

    Should I rent first?

If you are torn between parts of Spring, a short lease helps you learn traffic and routines before you commit.

When do I file a homestead exemption?

Once you own and live in the home as your principal residence, apply with HCAD or MCAD, depending on the county.

    Which county am I in?

Look up the address on both appraisal district sites before you make an offer. The answer changes taxing units and records.

    Plan your Spring move
