Spring Real Estate Market: September 2026 Prices Down, Strong Homes Still Win

Spring TX market data from Redfin for the three months ending September 2026: median sale price down 5.9%, 60 days on market, 22.4% above list and what sellers should do.

Spring's latest numbers look soft on the surface, with the median price down from a year ago. Look closer and well-presented homes are still selling above list. Here is the data and how to use it. The live snapshot is on the Spring TX real estate hub.

Source: Redfin, Spring, TX Housing Market page, based on Redfin calculations of home data from MLS and/or public records, accessed October 31, 2026.

    Two stories in one market

The median price fell, but Redfin shows the median price per square foot up 3.4%. That suggests smaller or older homes made up more of the sales, not that values broadly dropped. Meanwhile, more than one in five homes sold above list. Homes that were updated and priced well found buyers quickly.

    The area caveat

Redfin's Spring area does not include every Spring mailing address. Newer communities, especially on the Montgomery County side, often trade at different prices. Use comparables from your own neighborhood.

    Pricing a Spring home

    1. Match closed sales by age, size, condition and section.
    2. Check active listings and nearby builder incentives.
    3. Include taxes, MUD and HOA, using your HCAD or MCAD record.
    4. Present the home to compete with the top 20% that sold above list.

    Know your net

Run your proceeds in the seller net sheet, check equity with the home equity assessment, and weigh updates with the move vs. improve calculator.

Using the data when you list

Pair the Spring numbers with your home's own facts: which part of Spring, age, size, updates and lot. Price from the closest comparable sales, and plan a review point before you list.

Because Spring covers parts of two counties and many distinct subdivisions, comparable sales in your own section are a far better guide than any citywide number. Ask for a list of the closest closed sales from the last few months.

    What this means for buyers

Buyers have choices and some time, with a 60-day median and fewer sales than a year ago. Still, well-presented homes are drawing competition, and roughly 22% sold above list. On the best homes, be ready to move quickly with a pre-approval and a clean offer. On homes that have sat, there is more room to negotiate on price, repairs or closing costs.

Questions sellers ask about the data

Why did the median fall while price per square foot rose?

The mix of homes that sold changed. More smaller or older homes closing pulls the median down even when values per square foot hold. Look at your own comparables, not the headline.

How often do these figures change?

Redfin updates monthly. A three-month view smooths out swings, and the hub snapshot shows the latest figure we have sourced.

Does my tax value set my price?

No. The appraisal district value is for taxes and can differ from market value. Check it on HCAD or MCAD so you understand what buyers will see.

Will a price cut hurt me?

A cut after weeks of low activity costs more than the right price on day one. Launch with evidence.
