Spring TX seller guide with Redfin data for the three months ending September 2026: how to price older and newer homes, handle HCAD or MCAD questions and compete with builders.
Spring is not one market. Homes from the 1970s and 1980s sit a few miles from brand-new master-planned communities, and some Spring addresses are in Harris County while others are in Montgomery County. Your pricing and preparation depend on which Spring you are selling in. Start on the Spring TX real estate hub.
Redfin reports a Spring median sale price of $239,886 for the three months ending September 2026, down 5.9% from a year earlier. Homes sold after a median of 60 days, compared with 57 a year earlier; 217 homes sold in September 2026, down from 262; and the sale-to-list ratio was 97.9%. Redfin's Spring figure covers its defined Spring area, which leans toward older housing. Many newer Spring-address communities sell at different price points. Price from comparables in your own neighborhood.
Pull your record from the Harris Central Appraisal District (HCAD) or the Montgomery Central Appraisal District (MCAD), depending on where your home sits. Buyers will ask about taxing units, including any MUD.
Texas sellers disclose known flood history and insurance claims. Spring has creeks and bayous running through it, so gather any elevation certificate and claim records. Buyers will check the FEMA Flood Map Service Center.
Use the seller net sheet, the home equity assessment and, if you are weighing a remodel, the move vs. improve calculator.
Before you list, estimate your net proceeds after payoff, commissions, title costs and any concessions, so every offer can be judged against a real number.
The seller net sheet is a quick way to run that estimate before you meet with an agent.
With more than one in five Spring homes selling above list in Redfin's data, presentation pays. Buyers compare your photos side by side with model homes nearby. Fresh neutral paint, bright lighting, cleared counters and a trimmed yard close much of that gap at modest cost. For older homes, a pre-listing inspection can surface items like an aging water heater or a roof near the end of its life. You can then fix them or price for them before a buyer's inspector finds them.
If nothing has changed, Texas contracts allow an existing survey with a T-47 affidavit when the title company and lender accept it.
Texas law requires you to give your buyer a notice about the district and its tax rate. Your title company or agent can help you prepare it.
On an older home it can reassure buyers, but weigh its cost against simply pricing for condition.
