Selling a Home in Tomball TX: Acreage, County Lines and Longer Market Times

A Tomball seller guide using Redfin data for the three months ending September 2026: why 68 median days on market changes your plan, plus acreage, septic and Harris vs Montgomery County details.

Tomball sellers work in a market with a wide mix of property: homes near Old Town Tomball, subdivisions along SH 249 and FM 2920, and acreage tracts with wells, septic systems and outbuildings. Each one sells to a different buyer, and the preparation is different too. Start with the snapshot on the Tomball TX real estate hub.

    The current pace

Redfin reports a median sale price of $384,817 for Tomball over the three months ending September 2026, down 2.2% from a year earlier. Median days on market was 68, 72 homes sold in September 2026, and the sale-to-list ratio was 97.1%. Source: Redfin, Tomball, TX Housing Market page, accessed October 31, 2026.

Sixty-eight days is a long runway. Plan your carrying costs, insurance and utilities for at least two to three months, and price so that your home is the obvious choice among its competition rather than one of several options waiting for a reduction.

    Which county, which appraisal district?

The City of Tomball is in Harris County, but Tomball addresses extend north into Montgomery County. That changes the appraisal district, the taxing units and sometimes the utility arrangements. Pull your account from HCAD or the Montgomery Central Appraisal District (MCAD) and confirm square footage, acreage and exemptions before you list. Buyers will compare.

Selling acreage or a rural lot

    • Survey. Locate your existing survey; buyers and title companies will ask. A new one may be needed if improvements changed.
    • Septic and well. Gather pump-out records, any service contract for an aerobic system, and well information. Many buyers order a septic inspection and a water test.
    • Agricultural or open-space valuation. If your land has a special valuation, ask the appraisal district and your title company how a change in use could affect taxes after the sale.
    • Outbuildings and fencing. Note what conveys and any permits.

    Selling in a subdivision

For homes in master-planned and newer subdivisions, your competition often includes builders offering incentives nearby. Know what a buyer can get new for the same money, and highlight what a resale offers: finished landscaping, window coverings, a move-in date that does not depend on a build schedule.

    Disclosures and flood information

Texas sellers disclose known flood history and flood insurance claims. Gather any elevation certificate and insurance declarations. Buyers will look up your address on the FEMA Flood Map Service Center.

    Know your net

With a longer typical market time, your net depends on carrying costs as well as price. The seller net sheet estimates proceeds and the home equity assessment shows your equity. Thinking about upgrades first? Use the move vs. improve calculator.

    Common Tomball seller questions

Does it matter whether my home is inside the City of Tomball?

Yes, for the buyer's questions. City homes typically have city water and sewer and the city tax rate. Homes outside the city may have a utility district, a well and septic system, or both. Know which applies before you list so you can answer quickly.

Do I need a new survey?

If nothing has changed, Texas contracts allow an existing survey with a T-47 affidavit when the title company and lender accept it. On acreage with new fencing or buildings, a new survey is more likely.

    When should I list?

When the home is ready. A well-prepared listing launched at the right price matters more than the calendar.
