A slightly lower median than a year ago, a median of 68 days to sell and closings averaging a bit under list price describe a balanced, patient market. Buyers have choices, including new construction. Sellers who price inside the competition and present the home well still sell; sellers who test a high price usually wait and then reduce.
A median combines a home near Old Town, a newer subdivision home and a house on several acres. Those properties do not compete with each other. When pricing, compare like with like:
Tomball addresses can be in Harris or Montgomery County, which affects the appraisal district and total tax rate. Buyers fold taxes into the payment they can afford, so your tax line affects your price. Look up your account on HCAD or MCAD.
When the median home takes over two months to sell, your net should account for mortgage payments, utilities, insurance and lawn care during that time. Model it in the seller net sheet.
Tomball's sales count is small, 72 homes in September 2026 in Redfin's data, so a few unusual sales can move the median. That is why the snapshot uses Redfin's three-month view and why your pricing should rely on closed sales near you, matched on size, age, lot and updates. The 11.5% drop in median price per square foot is worth watching, but it also reflects which homes happened to sell.
With almost half of homes cutting their price, the cost of starting too high is clear. Launch at a price your comparables support, and set a review point before you list.
Redfin shows 47.5% of Tomball homes with a price drop, up 11.1 points from a year earlier. Combined with longer market times, that suggests many listings started above what buyers would pay. Pricing from recent comparables at launch reduces the chance of a cut later.
Some well-priced homes still draw strong offers, but most sold below list. Plan for negotiation and treat a multiple-offer result as a bonus, not the plan.
Look it up on HCAD or MCAD. That value is for taxes, not your list price.
