Buying a Home in Conroe TX: In Town, New Build or Lake Conroe

Conroe TX buyer guide: compare in-town homes, new subdivisions and Lake Conroe waterfront, plus MCAD taxes, MUD and HOA checks, flood steps and financing.

Conroe gives buyers three very different choices: established homes in and around town, newer subdivisions along the major roads, and waterfront or near-lake homes around Lake Conroe. Each has its own checklist. Browse listings from the Conroe TX real estate hub.

    Market context

Redfin reports a Conroe median sale price of $324,845 for the three months ending September 2026, 70 median days on market and a 98.0% sale-to-list ratio. Redfin also shows 47.4% of homes with a price drop (Redfin, accessed October 31, 2026). With homes taking longer to sell, buyers often have time for inspections and room to negotiate on homes that have been listed a while.

    In-town and established homes

Older homes can offer larger lots and established trees. Budget for an inspection that looks closely at the roof, foundation, plumbing and electrical. Ask what has been updated and when.

    Newer subdivisions

Check the total tax rate, including any municipal utility district (MUD), and HOA dues and rules. Look up taxing units on the Montgomery Central Appraisal District (MCAD) site.

    Lake Conroe waterfront

Lake Conroe is a reservoir managed by the San Jacinto River Authority. For waterfront homes:

    • Inspect the bulkhead, dock and boat lift separately from the house, using a qualified marine or structural inspector.
    • Ask the seller for permits and repair records for shoreline structures, and check SJRA's rules for any work you plan.
    • Understand that lake levels can change, and ask how the dock performs at lower water.
    • Get flood and wind insurance quotes early.

    Flood steps for every property

Check the address on the FEMA Flood Map Service Center, read the seller's disclosure and get an insurance quote during your option period. The flood risk guide explains the terms.

    Financing

Get pre-approved before you tour, especially for waterfront property where lenders and insurers may have added requirements. The pre-approval guide explains what to bring, and the mortgage calculator helps you set a payment range.

    Before you write an offer

Have your pre-approval letter ready, decide on your top price, and know how flexible your closing date can be. On a lake home, line up insurance quotes before your option period starts, because premiums can change your monthly budget.

Using the slower pace to your advantage

With a 70-day median in Redfin's Conroe data and almost half of homes cutting their price, buyers often have room to ask for more than a lower price. Seller-paid closing costs, a rate buydown, a home warranty or repairs before closing can be worth more to you than a small price cut. Ask how long the home has been on the market and whether the price has already changed. Run each option through the closing cost calculator to compare.

    Common Conroe buyer questions

Is the home inside city limits?

Some Conroe-address homes are in the city and some are not. That affects utilities and taxing units. Check the MCAD record.

How long should my option period be?

Long enough for every inspection, including shoreline inspections on a lake home. Ask for extra days on waterfront or older homes.

When can I file a homestead exemption?

After you own and live in the home as your principal residence. The seller's exemptions end at sale.

    Next step

Search Conroe homes for sale or book a buyer consultation. Selling first? Run the seller net sheet or the home equity assessment.
