Moving to Conroe TX: I-45, Loop 336 and the Montgomery County Seat

Relocating to Conroe TX: how I-45, SH 105 and Loop 336 connect you to Houston, The Woodlands and the lake, plus taxes through MCAD and how to time the move.

Conroe is the county seat of Montgomery County, about 40 miles north of downtown Houston along I-45. It combines a historic downtown, county offices and a growing ring of subdivisions, with Lake Conroe to the west. Use the Conroe TX real estate hub for listings and tools.

    How Conroe connects

    • I-45: the main route south to The Woodlands and Houston, and north toward Huntsville.
    • SH 105: runs west toward Lake Conroe and Montgomery, and east toward Cleveland.
    • Loop 336: circles much of the city and links I-45 with SH 105 and other main roads.
    • Air travel: George Bush Intercontinental Airport is reached via I-45 south and the Hardy Toll Road or Beltway 8. Conroe-North Houston Regional Airport serves general aviation.

Check TxDOT's DriveTexas for current I-45 and SH 105 construction.

    Get to know the area

Spend time downtown, drive out to the lake on SH 105, and tour a newer subdivision on the edge of town. Compare drive times to your workplace at the hour you would commute. Grand Central Park, a Johnson Development master-planned community along I-45, is one example of the newer development in the area.

    City or county

Some Conroe-address homes are inside city limits and some are outside. That affects which utilities serve the home and which taxing units apply. Look up any address on the Montgomery Central Appraisal District (MCAD) site to see the taxing units and current values.

What homes have been selling for

Redfin reports a Conroe median sale price of $324,845 for the three months ending September 2026, up 6.8% from a year earlier, with 70 median days on market (Redfin, accessed October 31, 2026).

    Plan the move

Line up your start date, the sale or lease of your current home and your purchase. If you own now, the seller net sheet and home equity assessment show your starting point. Moving with a VA loan? See VA loans in Houston.

    A first week in Conroe

Confirm electric, water, trash and internet providers for your exact address, since service depends on whether you are inside city limits or in a utility district. Update vehicle registration and your driver license address within the time Texas allows.

Keep your closing documents, survey and inspection report together in one folder. You will want them for insurance, future repairs and an eventual sale.

    Choosing a part of Conroe

Conroe-area moves usually come down to three settings. In and near town, you get established streets, older housing and short drives to county offices and downtown. In the newer subdivisions off I-45 and Loop 336, you get newer construction, HOA amenities and often a utility district tax. Toward the lake on SH 105, you get water access and recreation along with insurance and maintenance questions. Spend a day in each before you narrow your search, and drive between them at commute hours.

    Common relocation questions

Can I buy before I arrive?

Yes. Many relocating buyers use video tours, a remote inspection walkthrough and a remote or mail-away closing where the title company offers one. One scouting trip to drive commutes is still worth it.

    Should I rent first?

If your timing is uncertain or you are deciding between town and the lake, a short lease gives you time to learn the area before you buy.

When do I file a homestead exemption?

Once you own and live in the home as your principal residence, apply with MCAD.
