Selling a Home in Conroe TX: Pricing in a Rising but Slower Market

Conroe seller guide: prices rose 6.8% while homes took 70 days to sell (Redfin, three months ending September 2026). How to price, prepare and handle lakefront or in-town listings.

Conroe's latest data shows prices up from a year ago but homes taking longer to sell. That combination tempts sellers to price high and wait. The better approach is to price on evidence and launch strong. Start on the Conroe TX real estate hub.

    What the numbers show

Redfin reports a Conroe median sale price of $324,845 for the three months ending September 2026, up 6.8% from a year earlier. Homes sold after a median of 70 days, compared with 67 a year earlier, and 536 homes sold in September 2026, down from 587. The sale-to-list ratio was 98.0%, and 47.4% of homes had a price drop. A rising median does not mean every home is worth more. Conroe covers older in-town neighborhoods, newer subdivisions and lakefront property, and the median can rise because the mix of homes sold changed. Price from comparable sales near you.

    Three Conroe seller situations

    • In-town and older homes: disclose updates and repairs clearly, and price against similar age and condition, not new construction.
    • Newer subdivisions: you compete directly with builders. Know their incentives and make your home the easier choice.
    • Lake Conroe waterfront: buyers look closely at bulkheads, docks, boat lifts and shoreline. Gather permits, repair records and any surveys before you list.

    Prepare before you list

Fix what an inspector will flag, service the HVAC, and clean up the yard. Pull your property record from the Montgomery Central Appraisal District (MCAD) so you can answer tax questions, and gather HOA documents and any MUD information.

    Flood and disclosure

Texas sellers disclose known flood history and insurance claims. Collect your elevation certificate if you have one. Buyers will check the address on the FEMA Flood Map Service Center.

    The first three weeks

With nearly half of homes taking a price cut, the early weeks matter. Strong photos, a correct price and easy showings bring your best buyers in early. If showings are low after two weeks, adjust rather than waiting months.

    Estimate your net

Use the seller net sheet for proceeds after payoff and costs, and the home equity assessment for your equity. The move vs. improve calculator helps if you are deciding whether to renovate or sell.

    Selling a lakefront home

Waterfront buyers usually bring two sets of questions: the house and the shoreline. Expect them to hire a separate inspector for the bulkhead, dock and lift. Repair records and any permits from the San Jacinto River Authority help answer those questions before they become negotiation points. Photos taken from the water, a list of what conveys (lifts, boat covers, watercraft) and notes on water depth at the dock in different conditions all help buyers judge value.

    Common Conroe seller questions

Do I need a new survey?

If nothing has changed on the property, Texas contracts allow an existing survey with a T-47 affidavit when the title company and lender accept it. Shoreline work, a new pool or fencing often means a new survey.

Should I make repairs or offer a credit?

Fix items that would stop a loan or scare off buyers, such as active leaks or electrical hazards. For cosmetic items, a price that reflects condition is often simpler than a credit late in the deal.

How do I handle a home that has already sat on the market?

Review the price, the photos and the feedback. A fresh look with corrected pricing often does more than waiting.
