Selling and Buying at the Same Time in Conroe TX

Moving within Conroe or to the lake? How 70-day median market times affect sell-first, buy-first and contingent offers, plus leasebacks and bridge options.

Many Conroe moves are local: from an in-town home to a newer subdivision, or from a subdivision to Lake Conroe. Coordinating both sides takes a plan built on how long homes are actually taking to sell. The Conroe TX real estate hub has the current snapshot.

    Start with timing

Redfin reports 70 median days on market in Conroe for the three months ending September 2026, with a 98.0% sale-to-list ratio (Redfin, accessed October 31, 2026). Plan for a sale that may take more than two months from listing to contract, and build your purchase timeline around it.

    Sell first

Selling first lets you make a clean offer with known proceeds. Ask your buyer for a leaseback so you can stay a few weeks after closing. If the gap is longer, a short-term rental bridges it.

    Buy first

Buying first lets you take your time to choose, but you may carry two homes. Ask your lender whether you qualify with both payments, or whether a bridge loan or home equity line makes sense.

    Contingent offer

A home-sale contingency works better when your Conroe home is already listed and priced right. Sellers often accept with a kick-out clause, so be ready to move quickly.

    Moving to the lake

A waterfront purchase adds steps: bulkhead and dock inspections, shoreline permit questions through the San Jacinto River Authority, and insurance quotes. Build extra days into your option period.

    Know your numbers

Use the seller net sheet and home equity assessment to see what you can put toward the next home. If you are unsure whether to move, the move vs. improve calculator compares the options. Check the next home's taxes on the MCAD site.

    Keep a written timeline

List the key dates for both deals in one place: option period end, financing deadline, appraisal, survey, shoreline inspections if any, and both closings. Share it with your lender and title company.

Ask your lender early whether your purchase loan can be approved while you still own your current home, because the answer shapes your whole plan and how much of a down payment you will need from the sale.

Moving from the lake into town, or the reverse

Lake to town often means selling a home with shoreline structures, boats and lifts to sort out. Decide early what conveys with the house and what you will sell separately. Town to lake means planning extra inspections, insurance quotes and possibly a different loan structure. In both directions, the waterfront side of the deal tends to need more time, so build it in.

    Common two-home questions

How long can I stay after my sale closes?

A leaseback of a few days to a few weeks is common and is documented with a written temporary lease. Longer stays can conflict with the buyer's loan occupancy terms, so raise it during negotiation.

Can I use my equity before I sell?

A home equity line opened before listing, or a bridge loan, can fund a down payment. Each has costs and qualification rules, so compare with selling first.

Should both closings be on the same day?

It can work, with the sale funding first, but even a one-day gap reduces the chance that a delay on one side stops the other.

What if my buyer's loan falls through?

Confirm your buyer's pre-approval before accepting, and keep the right contingency on your purchase. Your contract terms set your options.
