Conroe Real Estate Market: September 2026 Prices Up, Pace Slower

Conroe TX market data from Redfin for the three months ending September 2026: median sale price up 6.8%, 70 days on market, fewer sales and what it means for sellers.

Conroe is one of the larger housing markets in Montgomery County, and its numbers move differently from some neighbors. Here is the latest data and how to use it. The live snapshot is on the Conroe TX real estate hub.

Source: Redfin, Conroe, TX Housing Market page, based on Redfin calculations of home data from MLS and/or public records, accessed October 31, 2026.

    Reading the mix

The median price rose while the number of sales fell and homes took slightly longer to sell. Redfin also shows the median price per square foot up only 0.7%, which suggests part of the median increase reflects larger or different homes selling, not every home gaining 6.8%. For a seller, that means your value depends on your specific comparables.

    Signals worth watching

    • Sale-to-list rising: homes priced right are closing nearer their asking price.
    • Price drops easing: fewer homes needed a cut than a year ago, though still almost half.
    • Fewer sales: fewer buyers closing means each one has choices.

    Pricing a Conroe home

    1. Pull closed sales in your subdivision or area from the last few months.
    2. Check active and pending listings and nearby builder pricing.
    3. Factor in taxes, MUD and HOA, using the MCAD record.
    4. For lakefront homes, compare only with similar water access and shoreline improvements.

    Know your net

Run your proceeds in the seller net sheet, check equity with the home equity assessment, and weigh updates with the move vs. improve calculator.

Using the data when you list

Pair the Conroe numbers with your home's own facts: location in town, in a newer subdivision or near the lake, plus size, age and updates. Price from the closest comparable sales, and set a review point before you list.

If your home is near the lake but not on it, compare it with similar off-water homes. Waterfront sales can distort a neighborhood average and set the wrong expectations.

    What this means for buyers

A slower pace and frequent price cuts give buyers time for inspections and leverage on homes that have been listed a while. At the same time, the rising sale-to-list ratio means well-priced homes are not discounting much. Buyers who want a specific home in a specific area should not count on a large reduction.

Questions sellers ask about the data

Why are fewer homes selling if prices are up?

Sales count and price measure different things. Fewer closings with a higher median can reflect a shift toward larger or newer homes, higher borrowing costs limiting some buyers, or both. Your own comparables matter more than either headline.

How often do these figures change?

Redfin updates its market pages monthly. A three-month view smooths out single-month swings. The hub snapshot shows the latest figure we have sourced.

Does my tax value set my price?

No. Your MCAD value is for taxes and can differ from market value. Buyers will look at it, so understand it before you list.

Do lake homes follow these numbers?

Not closely. Waterfront value depends heavily on shoreline, water access and improvements, so compare only with similar lake properties.
