Buying a Home in Magnolia TX: Acreage and Rural Property Checklist

Buying in Magnolia TX? Check septic, well, survey, special valuation, restrictions, MCAD taxes and flood information before you commit. A rural-focused buyer checklist.

Many buyers look at Magnolia because they want more land. Buying a rural property brings checks that a typical subdivision purchase does not: where the water comes from, where the wastewater goes, and what you are allowed to do with the land. Browse current listings from the Magnolia TX real estate hub.

    Market context

Redfin reports a Magnolia median sale price of $251,875 for the three months ending September 2026, 41 median days on market and a 98.6% sale-to-list ratio (Redfin, accessed October 31, 2026). Redfin also shows 17.3% of homes sold above list price in that period. Because the figure covers the small City of Magnolia, ask for comparable sales that match the property type you want, especially for acreage.

    The rural property checklist

    • Septic system. Order an inspection by a licensed inspector. Aerobic systems typically require a maintenance contract; ask for records.
    • Water well. Test water quality and have the well equipment checked.
    • Survey and access. Confirm boundaries, easements and legal road access. Check for pipelines or utility easements.
    • Restrictions. Read deed restrictions for limits on animals, outbuildings, mobile homes or subdividing.
    • Special valuation. If the land has an agricultural or open-space valuation, ask what you must do to keep it and what happens if it ends.
    • Utilities and internet. Confirm electric provider and available internet service at the address.

    Taxes and the appraisal district

Magnolia is in Montgomery County. Look up the property on the Montgomery Central Appraisal District (MCAD) site to see taxing units, current value and exemptions. In subdivisions, check for a municipal utility district (MUD) or HOA. Exemptions the seller has may not transfer to you.

    Flood and insurance

Check the address on the FEMA Flood Map Service Center, review the seller's disclosure, and get a quote during the option period. Creeks and low areas on a large tract can matter even when the house sits high. The flood risk guide explains the terms.

    Financing land and rural homes

Not every loan program treats acreage the same way. Lenders may have limits on acreage, outbuildings or property condition. Talk to your lender before you fall for a property; the pre-approval guide lists what to bring.

    Getting around

FM 1488 runs east toward I-45 and The Woodlands. The SH 249 extension runs southeast toward Tomball and Houston. FM 1774 runs north toward Todd Mission. Drive your commute at the hour you would leave.

    Subdivision homes in Magnolia

Not every Magnolia purchase is rural. Newer subdivisions and master-planned communities have public water and sewer, HOA rules and often a municipal utility district (MUD) tax. For those homes, focus on the total tax rate, HOA dues, drainage plans and what the builder is offering on nearby new homes. Texas law requires a seller to give you a notice describing any utility district and its tax rate.

    Common Magnolia buyer questions

How long should my option period be?

Long enough to complete the general inspection plus septic, well and any structure inspections on barns or shops. On acreage, ask for more days than you would on a subdivision home.

Will my taxes match the seller's bill?

Often not. The seller's exemptions and any special valuation status may not carry over. Estimate with the full rate and your own exemptions, and file for a homestead exemption once you own and live in the home.

Can I add a shop or a second structure?

Read the deed restrictions and ask about county permitting before you buy. Restrictions vary widely from tract to tract.

    Next step

Search Magnolia homes for sale or book a buyer consultation. Selling first? Estimate your proceeds with the seller net sheet.
