A Magnolia seller guide: what Redfin's three months ending September 2026 show, and how to prepare acreage, septic and well records and price against new construction along FM 1488.
Magnolia sellers are often selling something buyers cannot easily find closer to Houston: land, trees and space. They are also competing with a steady supply of new construction in Montgomery County. The sale goes best when you document what makes your property different and price it against the right competition. Start on the Magnolia TX real estate hub.
Redfin reports a median sale price of $251,875 for Magnolia over the three months ending September 2026, down 1.2% from a year earlier. Homes sold after a median of 41 days, down from 68 a year earlier; 59 homes sold in September 2026; and the sale-to-list ratio was 98.6%. Redfin also shows 50.8% of homes with a price drop. The City of Magnolia is small, and most homes with a Magnolia address are in unincorporated Montgomery County, often on larger lots. Treat the city figure as background and price from comparable sales of properties like yours: similar acreage, improvements and access.
New communities along FM 1488, FM 1774 and the SH 249 extension offer buyers new homes with warranties and incentives. Your resale needs a clear reason to choose it: lot size, mature trees, no build wait, outbuildings or a finished yard. Know what a buyer can get new for your price, and position your home accordingly.
Mow, clear brush near the house, fix fencing and gates, and make sure the driveway is in good shape. Service the HVAC and address inspection items you already know about. On a rural property, photos and a simple property map that shows what the land includes help buyers understand value.
Texas sellers disclose known flood history and insurance claims. Gather what you have, including any elevation certificate. Buyers will look the address up on the FEMA Flood Map Service Center.
Use the seller net sheet for your proceeds after payoff and costs, the home equity assessment for your equity, and the move vs. improve calculator if you are weighing upgrades.
If nothing has changed on the property, Texas contracts allow an existing survey with a T-47 affidavit when the buyer's title company and lender accept it. If you added fencing, a barn, a shop or a pool since your last survey, expect a new one. On larger tracts, order it early because surveyors can be booked weeks out.
Splitting acreage can widen your buyer pool, but it raises questions about deed restrictions, access, utilities and any special valuation. Talk with your title company and a real estate attorney before you list separate parcels.
Usually water, wastewater, access and restrictions: Is there a well? What type of septic system, and when was it last serviced? Is road frontage public? Can I keep animals? Having those answers in the listing saves weeks.
