Moving to Magnolia TX: FM 1488, SH 249 and Life on More Land

Relocating to Magnolia TX in Montgomery County: routes to The Woodlands, Houston and IAH, what rural utilities mean, and how to plan the sale, purchase and move.

Magnolia, in western Montgomery County, draws people who want space and trees within driving distance of The Woodlands and Houston. Moving here can mean new routines: a well and septic system instead of city utilities, longer drives to some errands, and roads that are still catching up with growth. Use the Magnolia TX real estate hub for listings and tools.

    How Magnolia connects

    • The Woodlands: FM 1488 east toward I-45.
    • Houston: the SH 249 extension southeast toward Tomball and on to Beltway 8, or FM 1488 to I-45 south.
    • George Bush Intercontinental Airport: via the Grand Parkway (SH 99) east toward the Hardy Toll Road or I-45 south.
    • Energy Corridor: a long commute, typically the Grand Parkway southwest toward US 290 and I-10.

Check TxDOT's DriveTexas for current work on FM 1488 and nearby roads.

    Get to know the area

Drive the farm-to-market roads at rush hour, visit the small downtown, and compare an acreage property with a newer master-planned community. Audubon, a Howard Hughes community in Magnolia, is one example of the newer development in the area. North of town, Todd Mission hosts the Texas Renaissance Festival each fall, which affects traffic on FM 1774 on festival weekends.

    Rural living, practically

On acreage you may be responsible for your own well, septic system, driveway and fencing. Budget for maintenance, and ask for records before you buy. Confirm internet service at the specific address; it varies.

    Taxes and records

Magnolia is in Montgomery County. Look up properties on the Montgomery Central Appraisal District (MCAD) site to see taxing units and current values.

What homes have been selling for

Redfin reports a Magnolia median sale price of $251,875 for the three months ending September 2026 and 41 median days on market (Redfin, accessed October 31, 2026). Prices vary widely with land and improvements, so compare similar properties.

    Line up the move

Coordinate your start date, the sale or lease of your current home and your closing. If you own now, the seller net sheet and home equity assessment show your starting point. A leaseback or short-term rental can bridge a gap.

    A first week in Magnolia

Confirm which electric, water and internet providers serve your exact address, and if you have a well or septic system, locate both and schedule routine service. Update vehicle registration and your driver license address within the time Texas allows.

Choosing between acreage and a subdivision

Many people moving to Magnolia start out wanting land and then weigh the upkeep. A few acres means mowing, fence repair, a septic system to service and a well to maintain. A subdivision means HOA rules and closer neighbors but fewer chores. Spend a weekend in each setting before you decide. Ask yourself how much time you want to spend on the property, not just how much room you want.

    Common relocation questions

Can I buy before I arrive?

Many relocating buyers do, using video tours, a remote inspection walkthrough and a remote or mail-away closing where the title company offers it. On acreage, try to walk the land at least once before closing.

When can I file a homestead exemption?

Once you own and live in the home as your principal residence, apply with MCAD. The seller's exemptions do not transfer.

    Should I rent first?

If your timeline is uncertain, a short lease lets you learn traffic patterns on FM 1488 and the SH 249 extension before you commit to a location.
