Magnolia Real Estate Market: September 2026 Data, Faster Sales and Price Cuts

Magnolia TX data from Redfin for the three months ending September 2026: median sale price, days on market down to 41, sale-to-list at 98.6% and half of homes with price drops.

Magnolia's latest numbers show two things at once: homes that sold went faster than a year ago, and many listings still had to cut their price. Here is the data and what it means for a seller. The live snapshot is on the Magnolia TX real estate hub.

Source: Redfin, Magnolia, TX Housing Market page, based on Redfin calculations of home data from MLS and/or public records, accessed October 31, 2026.

    How to read it

Faster sales and a higher sale-to-list ratio suggest that homes priced right drew solid offers, and some sold above list. At the same time, about half of homes had a price drop at some point. The lesson: the market rewards accurate pricing at launch. Homes priced from evidence sold quickly; homes that started high usually came down.

    The geography caveat

These figures cover the City of Magnolia. Most Magnolia-address properties are outside the city in unincorporated Montgomery County, many on acreage or in newer communities. Those properties may follow different patterns, so a property-type match matters more than the headline median.

    Pricing a Magnolia property

    1. Match comparables by land size, improvements, utilities (well and septic vs. public) and access.
    2. Check active listings and nearby new construction your buyer will also see.
    3. Account for taxes and any special valuation, using the MCAD record.
    4. Launch at a price that wins the first weeks of showings.

    Know your net

Run your proceeds in the seller net sheet and check your equity in the home equity assessment. If you are weighing improvements against a move, try the move vs. improve calculator.

Using the data when you list

Pair the market numbers with your property's own facts, such as acreage, outbuildings, water source and road access. Then price from the closest comparable sales rather than the citywide median.

What changed from a year ago

The biggest shift in Redfin's Magnolia figures is pace. Median days on market fell from 68 to 41, and the sale-to-list ratio rose by 5.5 points. The median price was close to flat, down 1.2%, and Redfin shows the median price per square foot up 1.0%. Put together, the data points to steadier demand for well-priced homes rather than a jump in values. Fewer homes sold in September 2026 than a year earlier, 59 compared with 73, so each sale carries more weight in these figures.

Questions sellers ask about the data

Can a small sample mislead me?

Yes. With fewer than 100 sales a month in the city area, a handful of large or small sales can move the median noticeably. Use the three-month view and comparables matched to your property.

Does my tax value set my price?

No. Your MCAD value is set for taxes and can lag or differ from what buyers will pay. Buyers will look at it, so be ready to explain the difference.

    How should acreage be priced?

Separately consider the land, the home and the improvements such as barns, fencing and wells, then check them against recent sales of similar tracts.
